The Costa Smeralda villa market, plainly

The Costa Smeralda villa market has a visible half and a working half. The visible half lives on listing sites. The working half — the top of it — moves through agencies and standing relationships, and the better the house, the more likely its availability is settled in a conversation rather than a search result.

The players

The names are established. Luxury Esmeralda, the sole Sardinia representative of the London-listed Savills group, works from two offices — one in Porto Cervo, one in Porto Rotondo. Italy Sotheby's International Realty keeps its own office on Porto Cervo's Promenade du Port, one of fifteen in its Italian network, and states it brokered the most expensive villa in Italy on this coast. Around them sit the multi-zone specialists: LTH Luxury Villas, Milan-based with a Sardinia branch in Olbia and 59 properties listed between Porto Cervo and the Costa Smeralda; Le Collectionist, the French house, with more than 30 properties across the island. Different coverage, same mechanism — an inquiry, a conversation, a proposal.

The price is a conversation

Most listings at this level carry no figure. Luxury Esmeralda prices most of its portfolio on request. Sotheby's Porto Cervo pages mostly read the same way. Le Collectionist publishes no rate card at all and asks for the budget during the first exchange. Amarante is the visible exception, printing nightly rate and guest count up front on its listings. And where rates are published, they behave as seasonal snapshots: according to the rates published by Paragon Luxury Villas, one seven-bedroom seafront villa sleeping thirteen runs from £2,315 to £3,750 a night. Same house, different week.

What 'staffed' includes

The word covers two different invoices. At the charter tier, LVH describes its properties as fully staffed as standard — field managers, stewards, housekeeping, 24-hour concierge — with pre-arrival coordination included in the nightly rate. At The Luxury Travel Book, chef, butler, chauffeur and masseur are booked on request in addition to the base rate, on minimum seven-night stays with Saturday check-in as the norm. Both models work. They produce different totals, and the difference should surface in the quote, not at check-out.

The practical read is a matter of order. Brief first: dates, party, budget, what the house must actually do. Shortlist second, through one or two agencies rather than six open tabs. Address last — at this level the address is the output of the process, not the input. And in July and August, moving early is part of the brief.
